When you are purchasing there are 3 Main Stages of property conveyancing involved:
Selection of the property
This is the fun stage where you spend time viewing the real-estate market, locations, suburbs, etc. to find the perfect house or office location. You will no doubt have many factors to consider the most significant probably being budget. With this said though once you have found a property that meets your requirements;
Negotiations and Contracts
You will enter into negotiations with the vendors (sellers) to obtain the house, hopefully at a suitable price for you. When negotiations have been successful you will be at a stage where contracts need to be signed. BEFORE YOU SIGN ANYTHING! We recommend that you have a professional conveyancer look over the contract and ensure that all conditions affecting the purchase are put in place. The most common conditions are ‘finance’ and ‘building and pest’. You may have other conditions also, however if they are not clearly outlined in the contract to purchase they will not be applicable.

Transfer and Settlement
Now that the contract has been sorted out and signed it is time for Spot On conveyancing to step in. We will liaise with the vendors solicitors regarding any issues you may have. We will organise all searches required. We will prepare all the paperwork for transfer including lodgement and registration. Most of all we will keep you posted every step of the way advising you of what is transpiring, and finally when settlement has occurred we will be the first to congratulate you on your new purchase.
